The loan amount on a project depends on the circumstances of the lender and the project and is highly dependent on the level of experience of the borrowers.  Here are some hypothetical examples:

A well seasoned fix and flip investor with 6 or more successfully completed deals might be able to borrow 90% of the property purchase price and 100% of the rehabilitation budget, as long as the ARLTV does not exceed 70%.

An experienced fix and flip investor with 3-5 successfully completed deals might be able to borrow 80% of the property purchase price and 100% of the rehabilitation budget, as long as the ARLTV does not exceed 70%.

A fix and flip investor with 1-2 successfully completed deals might be able to borrow 75% of the property purchase price and 100% of the rehabilitation budget, as long as the ARLTV does not exceed 65%.

A real estate investor with no fix and flip experience might be able to borrow 70% of the property purchase price and 100% of the rehabilitation budget, as long as the ARLTV does not exceed 65%.
